Strip rental

We are having a lively discussion within  our FC , trying to decide  what a
realistic strip rental should be.
We have free access to a Dairy meadow in the N of England, no hut or runway
and a do it yourself mowing rota.

We have few close trees, low hedges, but  the strip is inaccessible for cars
in the muddy Winter months.
We enjoy the occasional 'splat' when landing in a cow pat, thats when the
s**t hits the fan! but no cows have been seriously injured during the last
25 years.

Perhaps best not to start an  open forum debate, but I would be pleased to

It all rather depends on the land, location and what planning
permissions it has. Last time I had anything to do with it farmland had
a 28 days a year restriction for non-agricultural type use.

the whole point of these forums is to exchange ideas, whats the problem
in discussing the costs on here as we all have the same interests in
what others are paying or not paying

Sounds much like our field, except, we have quiet roadside access to a
30 acre field kept short by sheep, we mow a patch and put a fence
around it to keep the sheep out, no club hut or paved strip, no trees
or buildings within 1 mile, access 24x7x365, can get muddy in the
winter but not enough to keep the die hards away, annual rent ?700, we
are aware that is extremely cheap.

Another club about 30 miles away has a 50mx50m area within a field,
hedges, trees, major trunk road, power lines behind them, limited
flying times (4days a week, not 24hours) and pay ?2500 per year.

So you see, the prices vary greatly.

I wouldn't call £700 "really cheap", it sounds "almost reasonable".
It feels like the kind of price that might just about stop a medium
size club looking elsewhere.
I suppose the price depends on many factors but essentially on if
onecan find something cheaper.
I'd have thought the other club you mention could get their price down
because if they dangled  a  £1k wad under most  farmer's noses, I'm
sure they'd seriously consider it.

Our club pays £100 a year for use of the site - rather cheap :-)

That's similar to the club I am in, same number of members as well.
Flying areas are HUGE        >:-))

We investigated this some time ago, asked around and also spoke to the BMFA.
The variation is huge - bottle of whiskey to £5000pa. The farmer or land
owner will push for whatever he can get. Whilst one can try and be
scientific about it - loss of agricultural opportunity etc - there are so
many other things such as carparking, access, location, suitability,
maintenance etc.

The club can presumably  estimate how much it can afford. The best solution
then is surely to talk to the landowner and try and establish their
expectations and thrash out some sort of a deal based on what the club can
afford. Future rental could be based upon usage so don't expand too quickly.
